If there are larger cracks in these surfaces, your waterproofing team will caulk them first and then apply the coating on top.
Brick and block have their own issues, as untreated either of these materials can be porous and hold moisture. As well, even when a brick or block wall is coated, the mortar joints will degrade and crack over time, and allow for air and water intrusion. To properly repair these mortar joints, you will want a team that is experienced in tuck-pointing.
Waterproofing these surfaces prevents water infiltration, which can lead to structural damage, mold growth, and reduced insulation effectiveness. By applying a high-quality waterproofing sealant, you can extend the lifespan of these surfaces and maintain the building’s exterior appearance.
EIFS
EIFS offers excellent insulation and aesthetic flexibility, which means it is frequently preferred by architects. It is, however, particularly susceptible to water damage. EIFS is a relatively soft material, which is what provides design flexibility, and that is also the downfall. Anything that bangs into these walls, such as materials carts or lawn equipment, can easily cause a breach in the surface. Once the surface is compromised, EIFS acts like a sponge and soaks up water.
Additionally, the standard factory coating of EIFS is often thin and provides little protection against the elements or damage.
Any damage to EIFS needs to be fully repaired by an expert before it is coated. Simply coating over damage is not sufficient waterproofing of this material.

Over time, these joints can become less effective due to building movements, temperature changes, and wear and tear. The extreme Florida heat can be particularly difficult on the caulk in these joints. Urethane caulk has a limited lifespan of about 5 years. We generally recommend silicone caulk for window joints as it lasts longer, is more UV stable, and accommodates more building movement.

These joints are caulked during initial construction, and as we established earlier, caulk has a lifespan. Silicone caulk is frequently the best choice for these joints and it has a maximum lifetime of 20 years, though this is often cut short in the weather conditions in Central Florida.
