Parking Decks

Commercial Parking Deck Repair & Coating
We work with several types of pedestrian and vehicular surface coatings. Just a few of these applications include driveways, building entryways and parking decks.

Concern

For Building Entryways and Driveways, there are a few considerations:

  • provide a safe area for people to walk across to enter the building
  • improve the appearance of the area
  • protect the surface from pedestrian and/or vehicular traffic

Solution

For building entryways and driveways that will only have pedestrian traffic, we need to use a coating rated only for foot traffic. When cars or trucks will also use the area, we must use a coating system rated for vehicular traffic.
If we are resurfacing an area that already has one of these coating types on it we will need to:

  • grind & scarify the area
  • pressure wash to clean it and to ensure proper adhesion of the new coating

If we are working with traffic markings, we need to:

  • grind up all existing marks
  • pressure wash area for proper adhesion
  • re-coat the surface
  • re-mark the signage

For areas with pedestrian traffic, we follow the same process. Additionally, we will use an aggregate in the final coat of the system, to keep the coated area from becoming slick during wet weather.

Pro Tip

You will frequently see poor repair jobs where someone:

  • only caulked the affected corner
  • has not removed old caulk

We do not recommend partial caulking repairs, as the caulk will not adhere properly and water can penetrate.

  • Make sure all prep work is fully completed.
  • Make sure your contractor is using the proper material for the project. Pedestrian coatings will not hold up in areas where autos drive.
  • Make sure your contractor follows the proper steps, in the proper order, with the proper timing for the material being used.
  • Make sure the material is going to be slip-proof in walkways. ‘Slip & fall’ is one of the most common type of lawsuits.

Concern

For Parking Decks and Garages, there are additional considerations:

  • Failure points in the top deck that allow water & rain to pour down through the garage, which is a nuisance, and also may lead to injury.
  • On hospital properties and for commercial complexes, it is especially important that people and cars are safe as they move through these areas.

Solution

In this case, the repair likely includes much more work than just the coating itself.

  • Check all cold joints in the deck where the slabs join up. The joints should be closed with welding Ts and then finished off with caulk to be completely closed. When the caulking wears out and fails, it leaves openings.
  • Remove the existing caulk, clean the joint, re-caulk the joint with the proper caulk and system for vehicular traffic in a parking deck. This sealant may be a pourable epoxy that is mixed, poured into caulk guns, then pushed into the joint, and finally dry tooled to complete a neat appearance and provide the proper foundation for the coating system on top.
  • Once we get to the coating, there are several layers that have to be applied in the right order, in the right manner and with the right timing. It is a very specific process to ensure it will hold up to the traffic and movement for a long time.
  • The coating systems can also include a color packet in the final top coat to add more beautification and curb appeal to your project.

Pro Tip

  • Check all areas of the deck during preparation. Cold joints that are not properly controlled will allow more movement and decrease the life of your expensive project.

  • Make sure your contractor applies extra material in the high turn areas to guard against premature wear & tear.
