Microscopic mold spores exist naturally almost everywhere, both indoors and out, and can be dangerous when it colonizes in large numbers. With our hot, humid Florida weather, the growth of mold is basically inevitable.
Mold growth starts with moisture. In commercial environments, that moisture can come from a few places:

  • Outside water– roof, wall penetrations, block or stucco or EIFS damage, window or door leaks (which may be caused by a storm)
  • Inside water– improper ventilation, plumbing system leaks, or fire suppression system leaks

There are several types of mold that exist all around us. These types have varying levels of toxicity and cause issues including:

  • reduced indoor air quality
  • building structural damage
  • adverse health reactions

Indoor Air Quality (IAQ)

Indoor air quality has always been a major concern in commercial buildings where lots of people work, and it has been highlighted even more with the Covid-19 pandemic. Poor indoor air quality can have negative health effects such as itchy eyes, headaches, fatigue, shortness of breath, and dizziness. Although there are other contributors to reduced indoor air quality, mold can certainly have all of these impacts on the occupants of the space.

Structural Damage

Mold may seem like just a surface issue, but if it allowed to grow, it can and will get into your building materials and eventually eat them away therefore causing structural damage to your building. Mold feeds on organic material, which is found in insulation, sheetrock paper backing, carpeting, and wood framing in the walls, roof trusses and floor joists. In short, all areas of your building are subject to surface damage from mold, as well as long-term structural damage if the mold is not remediated in a timely manner.

Health Reactions

People react differently to mold outbreaks. Some people are much more sensitive and therefore have more severe reactions like sneezing, runny nose, itchy eyes, skin rashes and difficulty breathing.

Remediation Process

If you know you have water damage or suspect that you have mold, call us right away. In perfect lab conditions, it takes mold 48 hours to grow, so if we can dry the areas before the mold colonizes, we may be able to save you from the remediation work.

For a potential mold remediation, we start with a thorough evaluation of your space to determine the source of the moisture and the length of time the area has been wet.

Once we have determined that a remediation is required, we work to the IICRC S520 Standard of Care for mold remediation, and take these steps:

  • Build a containment around the affected area and place it under negative pressure
  • Remove affected building materials
  • Bring in our specialized equipment to dry all areas and maintain proper humidity throughout the space
  • Clean and deodorize all surfaces and areas

Then we allow the build-back team the opportunity to come in and finish up the job, so that your space is clean and new.
