Roofs across the state of Florida come in all shapes and sizes. Most of our commercial roofs are flat roofs, composed of different materials. We ONLY work on roof repairs – we DO NOT install new roofs.

– Although there are a variety of roofing materials, there are only a few problems that arise.

• Roof leaks
• Potential roof leaks

– Roof issues may come from areas other than just the main roof, including:

• Flashing & coping
• Vents, HVAC equipment, skylights
• Scuppers
• Gutters & drains
• Edges & terminations
• Expansion & control joints

– When a roof has a leak, we work through our process:

• understand the roofing material
• complete a visual investigation to locate the source of the intrusion
• complete a water test on questionable areas to determine the true source of the water

– Once we determine the source of the water intrusion, our next steps are based on the roofing material. Each material will require a different type of repair, possibly including:

• caulk joints or screw heads
• patch the leak with the same roofing material
• scab away aggregate, caulk bad area, replace aggregate
• new shingles
• hot patch

• Make sure your contractor does a full investigation of the roof to find all possible issues.
• Make sure your contractor completes full and proper preparation for the repair
• Make sure your contractor chooses the proper material for the repair. Older roofs may need newer materials, and they need to be compatible.
